Book your next vacation with confidence.  You never know when your plans or circumstances might change.  Without the benefit of the assurance of being able to cancel a booking FOR ANY REASON - some people might not be willing to plan their special getaway. Plus by booking farther in advance, you will have the best selection of homes and condos, and many property management companies offer early booking discounts.

When you book a home that has been designated as a “FlexiCancel” property - you will receive a rental agreement that specifies the exact terms and conditions - with a cancellation policy that is among the most flexible in the industry.   The rental agreement terms supersede any other terms and conditions stated on any associated website, including this site.  Most FlexiCancel eligible properties will offer::

Initial Deposit - Modest deposit at the time of booking  (typically 25%-50% of the total.)

Final Payment - 30-45 days prior to arrival 

Cancel for ANY REASON!  - If your plans change, or you just change your mind, you can cancel for ANY REASON.  If you cancel more than 72 hours prior to your scheduled check-in date - you will receive a refund for your booking,  In some cases there may be a modest processing fee deducted from your refund.

Cost for FlexiCancel: There is no extra cost to a traveler for booking a FlexiCancel property.  The leadership at the property management company who is offering FlexiCancel properties is forward-thinking and responsive to today's travel environment.

Each participating FlexiCancel Vacation Rental/Property Management company will have its own terms and conditions.

For what reasons can I cancel my reservation?

You can cancel your reservation for any reason - as long as you cancel more than 3 days prior to your arrival date and provided that your reservation meets the program criteria (less than $25,000 USD, less than 180 days). If you're going on a ski vacation and see that the snow or weather conditions aren't optimal, you can just cancel your reservation, and get a refund (less a modest processing fee).   Or if the week before your trip, you get tied up with work commitments - just cancel your trip, and plan a vacation at another time when you can get away.

For example, if you’re scheduled to arrive on a Saturday, you must cancel by Wednesday of that week - following the cancellation procedures provided the rental company.

Is there a processing fee to cancel a reservation?

FlexiCancel is designed to protect the traveler if circumstances change - which usually comes up close to the travel dates. These reasons include poor snow conditions for a ski vacation, adverse weather conditions for a beach vacation, illness, government-imposed travel restrictions, or even if you just change your mind for any reason at all!

Because the rental companies incur substantial unrecouped expenses for canceled bookings and SOME participating companies impose a modest processing fee which partially offsets the expenses that are made far in advance, and then canceled.


How is FlexiCancel different than travel insurance?

Travel insurance is a great product for a lot of situations and can be added to your reservation.  It provides protection if you need to cancel your vacation for medical and a variety of reasons, up to the date of and even during your trip (for example, if you become ill and need to return home early). It can also protect your airfare and other costs not covered by FlexiCancel.  However, typical travel insurance does not allow you to cancel your trip without meeting specific insurance requirements.  There is a special type of travel insurance called "Cancel For Any Reason", which adds up to 10% of the cost of your trip = and only reimburses 60-70% of the total amount of your trip.

FlexiCancel is included in your reservation at no additional cost, and covers cancellation up to 72 hours before your reservation, and does not cover other parts of your travel such as airfare or tours you've already booked.

How much does FlexiCancel cost me?

FlexiCancel protection is included in the cost of your reservation’s nightly fees and booking fees.

Can I get a discount if I don’t want FlexiCancel? I know that I’m coming 100% no matter what.

No.  Travelers don’t pay for FlexiCancel - so it’s included in all properties that offer FlexiCancel.

Can I add my airfare to my reservation, to protect me against cancellations?

No - sorry.  We recommend checking with your airline on their cancellation policies, or purchasing travel insurance to cover your airfare.
